Responsibilities include but not limited to:
- Prepare and post rental ads on Craigslist, Zillow or other appropriate sites twice daily.
- Rent collections and bank deposits
· Generating and Posting 3 - Day Notice and Other Notices where applicable
· Follow up and send courtesy emails and calls prior to files forwarding to atty. –
Focus on Rent Roll Reports to review for Lease Renews to send out where applicable
Closely Monitor Rent Roll and Delinquency reports weekly to send out Balance Due Notices and or Credit Due Notices where applicable and in a timely manner
· Organizational and detailed skills are a must
· Schedule and Tour vacant “Ready” units and upcoming units for Rent
· Set up Mini Model as needed.
· Walk the property to ensure it is always kept clean and free of debris along with bi-weekly grounds keeper.
· Daily: Review and monitor all on-line application for processing and completing new move ins – Prepare Offer to Lease pending receipt of Deposits, Applications on line and paystubs provided to begin pre-approval process via On-site.
· Conduct Move out inspections
· Conduct Move In Inspections with new residents
· Prepare Itemized Move Out statements for accounting purposes in a timely manner pursuant to California Tenant/Landlord laws – former tenant must receive breakdown and or returned deposit (if applicable) within 21 days after move out. **
· Post 3 Day Notices for unpaid Rent Due
· Post balance due notices as needed for collections in a timely manner and conduct follow up.
· Monitor Utility accounts for balances due and collections, posting notices.
· Administrative
· Knowledge of fair housing laws.
· Present and conduct a professional relationship with residents and prospective residents.
· Forward link to new prospects to log on to On-site to submit their applications on line
· Generate Lease and Renewals in On-site and monitor documents for completion and obtain all signatures via on-line E-Signatures.
- Work simultaneously with residents, management, and contractors
- Familiarize with Market conditions, strategize and plan outreach programs to stimulate rent growth and to qualify residents pursuant to Rental Criteria.
- Solving resident concerns in a professional, respectful and diplomatic manner to reach a “Win Win” outcome wherever possible.
- Renewing resident leases; preparing new lease agreement and general Lease Renewal with assistance from Regional Manager and management accounting.
- Maintain Resident files to ensure all documents are input in proper order and up to date.
- Working with Management on setting lease rates that are competitive with market conditions.
- Ensuring the properties are well maintained, have exceptional curb appeal and are clean and crisp
- Supervise and managing maintenance, vendors/contractors and other on-site team members.
- Monitoring and controlling costs
- Soliciting bids for maintenance and minor renovation work
- Determining scope of vacancy renovation at turnover
- Inspecting units for move in and move out. Perform pre-inspections prior to move out to determine condition of unit for maintenance to schedule and plan accordingly.
